We get a lot of requests regarding the end of tenancy cleaning asking for specifics to their preference. So chances are that we are familiar with your request. Every potential tenant wants to feel at home, and the carpet is what makes the first impressions. Your new tenants would not want to be walking into somebody else's pet hair or stained food particles. It will simply deter them away in disgust and dissatisfaction. This is why we take this job quite seriously because we know how important a thoroughly cleaned carpet is to you. We will remove every trace possible from the previous tenant at our utmost professionalism. 

A quick run down on our pre-tenancy cleaning routine

​In the process of our pre-tenancy cleaning program, we would examine the areas of the property that would particularly require extra attention such as the high-trafficking areas. During the examination process, we will look for any signs of wears, tears, and soil build-ups on the carpets. Once we are done examining the property, we will begin pre-vacuuming the rooms of the house, then go around to every room treating any spots with our highly-effective stain remover. Then we pre-spray the carpets using a suitable cleaning formula for each specific carpet while also agitating the solvent spray into the carpet using a brush machine or a horsehair brush. Finally, we will perform a truck-mounted hot water extraction to take out all the residues of the carpet leaving it fresh and fluffy for the new tenant to dwell on in satisfaction. 

The process we use to agitate the chemicals in the carpet is simply incomparable to any rug machines like the "rug doctor" that can be bought from the market today. There is absolutely no way the commercial machines would bring the same quality results as with our method of agitation. The beauty of our cleaning machine is that it will brush cleaning solution deep into the carpet like no other removing any debris, pet hair, stains...etc which may still be left behind after the vacuuming process in the beginning.

Our End of Tenancy Cleaning Procedure in Detail


​Before we begin the pre-vacuum process, we inspect and report any signs of damage, tears, and spots just for our personal records and for the sake of letting our client know about it. After we inspect, we place the necessary paddings for the walls and doors in order to prevent any damage to them. 

1. Pre-vacuum

During pre-vacuuming, we make sure to aim and reach every spot possible in the property. To us, pre-vacuuming the carpet is the most important step as it removes all the dry soil from the carpet allowing the chemicals we spray to absorb it nice and evenly instead of turning into mud. So our aim is to first remove as much dry soil as possible off the carpet before we get into spraying the cleaning solution onto it.

3. Hot Water Extraction and Final Vacuum

After we are done with agitating the solvents in the carpet and breaking up the stains on the carpet, we then move on to the main component of the cleaning process and that is the hot water extraction process. During the extraction process, we make sure to target every tight corner of the property without causing any damage and it is during this process that you will see the true change in your property's carpet condition. It will extract all the dirt and leave the carpet looking new and fresh again for the new tenant. Afterwards, if needed, we will vacuum up the carpets of the house one last time before ending up the whole process.

2. Pre-spray and Agitation

After vacuuming the carpet properly, we can then get into pre-spraying. As soon as we are done with spraying, we brush the solvents in the carpet using a machine and let it sit there for approx. 10 to 15 minutes before we rinse with hot water. The chemicals we agitate into the carpet using a scrubbing machine allows the dirt, food particles, hair, and other stains to break up from the fibers of the carpet that will then be scooped up with a vacuum towards the end.

To us, owning the best truck-mount or cleaning product will not give you a better result than the correct application and processing of the cleaning equipment. So do not be fooled by people and companies that claim they can penetrate the dirt deep into the carpet, because the only way it can be done is if the preparation for the extraction process is carefully done by taking the time to do so.
